My name is Ilya and I’m a licensed Russian-speaking Realtor in Raleigh, North Carolina. I have over 10 years of experience in residential real estate, including helping clients purchase investment properties throughout Raleigh, Durham, Chapel Hill, Cary, Apex and Holly Springs.
With an engineering background and years of experience in real estate investing and working with a wide range of clients, I focus on building long-term relationships based on honesty, trust and straightforward communication.
I believe the market waits for nobody so I go beyond the standard level of service. I actively research homes that aren’t yet available for sale but may ultimately meet my clients’ criteria giving them access to opportunities they might otherwise miss.

North Carolina contracts are full of legal jargon, strict deadlines and non-refundable due diligence payments, so one mistranslated clause can cost you thousands. Working with a bilingual broker means every contract term, inspection report and closing statement is explained clearly in the language you think in, which protects both your money and your peace of mind.
When your offer is accepted, you pay a negotiated Due Diligence fee straight to the seller. Only then does the seller take the home off the market and give you exclusive time, usually two to three weeks, for inspections, the appraisal and loan approval. If you back out on time, the seller keeps that fee but your earnest money comes back. If the deal closes, the fee counts toward the price of the home.
Yes. I use the full MLS plus pre-market leads from the broker network, and I reach out directly to homeowners in popular neighborhoods. That way you can often secure a home without a stressful bidding war.
Under the current rules, buyers sign a Buyer Agency Agreement. In the vast majority of Raleigh deals, the seller or the builder pays the buyer agent commission at closing, so you rarely pay anything out of pocket for full representation.
The agent in the builder's sales center works exclusively for the builder, not for you. Having me represent you costs nothing extra because the builder pays my fee, and you get an advocate who reviews the contract, negotiates lot premiums and makes sure independent inspection reports protect your interests.
